Am I required to make my property available to Section 8?
No, that is a choice you can make when you know the pros and cons. -
Are you licensed?
Any individual providing management to more than 1 owner is required to have a Real Estate License from the State of Colorado. -
Can I reach you after hours?
If you have an emergency someone on our staff will be available to assist you. -
Can you put the money directly into my account?
Absolutely. -
Do I get to see the lease or sign it?
You will remain anonymous as we sign the lease on your behalf as your agent. A copy of the signed lease agreement will be placed in your owner portal for your records. -
Do you sell real estate too?
For our select clients, we do have a sales team that may represent you and your home should you decide you would like to sell your home. -
How and when do I get my checks?
Owner checks are EFT transferred on the 11th of each month unless that falls on a weekend or Holiday, then it will be the following business day. -
How is rent collection handled?
Rent is due on the first day of every month and will be considered late after 5 p.m. on the 2nd of each month. -
How long of a lease do you sign?
Minimum of 1 year lease unless directed by owner to offer less. -
How much security deposit do you charge the tenant?
Minimum of 1X the rent amount. -
How soon can you start managing my property?
As soon as the legal paperwork has been completed, keys are received and the maintenance reserve has been paid. -
What type of properties do you manage?
Residential, single family, condo, townhome, duplex, fourplex up to sixplex. -
What type of reports do I get and how often?
You receive a monthly statement and have access to all your documents 24 hours a day through a portal with our software. At the end of the year, a 1099 and year-to-date statement will be mailed to you and also scanned into your portal. -
Do you have a 60 day rental guarantee?
Yes, if we are unable to lease your home in 60 days or less, we will give you ONE month of management for free! -
What is your results guarantee?
With our results guarantee, you don’t pay us until we show results! If we are leasing your property for you, we do all the work up front and you don’t pay us until you get a qualified tenant. That means we aggressively market and show your property, screen the tenants, handle all of the paperwork and perform a move in inspection...all before we get paid anything.
