  • Can you hold a place before I apply?

    Unfortunately not at this time, just as it is in the real estate market, the property is leased to the best qualifying applicant who has submitted a complete application.
  • Do I pay first month’s rent and last month’s rent with my security deposit?

    At this time, most leases require the first month’s rent and security deposit. If it is late in the month, the prorated amount in addition to the first month’s rent may be required.
  • How old do you have to be to apply?

    You are required to be 18 years of age, unless emancipated.
  • Is the deposit refundable?

    Yes, however, damages may be deducted from the funds.
  • Who needs a cosigner?

    Someone who does not qualify due to income, rental references or credit requirements. Cosigners are required to live in the state of Colorado and make five times the rental amount.
  • You have a property I want to rent. How do I apply?

    You can download the application from the website and/or come into the office with the $50 application fee per applicant to be considered. You may mail the application in with a money order if you are out of state.
  • How do I pay rent?

    You may pay online, automatically have the funds deducted from your bank account, or bring a check or money order to the office.
  • I want to get a pet. What do I do?

    ASK FIRST! See if the property allows pets and what type, if there are any weight or breed restrictions (typically only vicious breeds are not accepted), and what the deposit/fees are required - typically a $50 pet deposit and fee of $20 per month for the first animal and $15 for additional pets, however, this can vary by owner.
  • I want to move out, but my roommate wants to stay. What do I do?

    Speak to your property manager as they will assist you with the best option for your situation.
  • My lease expiration is coming and I want to move out. What do I do?

    We require a 45-day written notice prior to the day your lease ends; verbal notice will not be accepted.
  • Who is responsible for paying for repairs & maintenance requests?

    Unless caused by tenant neglect, the owner is responsible for most repairs. Tenant expenses may include, but are not limited to: light bulbs, batteries, and filter for appliances.
  • What if I have an emergency after hours?

    Call 719-574-5000 and you will be directed what to do through our on-call service. If this is a life threatening emergency, call 911 immediately.
