Our Story

In essence, our story starts with you, the client. Without you, A Cut Above Property Management would not exist today. We noticed a gap in honest, clear communication when it came to real estate, especially property management, and built a company based on the principle of treating people A Cut Above. When you need to find a tenant who will take care of your investment the way you would, figure out how to do accounting of funds and security deposits, work with complicated home owner associations, coordinate with quality maintenance vendors, perform property inspections, or understand housing laws, such as in the case of an eviction, it is imperative to have a company working for you as well as with you.

We have over 35 years of Property Management experience in the Colorado Springs area, with extensive expertise in all of these fields, and the knowledge that communication is key to a good working relationship. We believe in straight-forward pricing that is unique to your situation, utilizing the best vendors that will save you money, and giving you the ultimate gift of more time, as we are able to handle it all for you or just a little piece of the puzzle, if that is what is needed. We ventured into the business of realty in 1983 when Ernest Biggs opened Advanced Realty. He saw a need for honest, genuine connection with his clients. Misty Berger joined the effort as a sales agent, quickly becoming the employing broker in 1994 when Cody Thompson purchased the company; she proceeded to join him as an agent in 2003. When the company was sold to Mike Thompson, she took the opportunity to work with other property management companies in Colorado Springs experiencing several other types of property management, including extensive HOA management.

In 2011, she opened A Cut Above Property Management, Inc., and has been growing the female-led company ever since with the same core values Advanced Realty honored. When the opportunity to purchase Advanced Realty came in 2018, the company with which she started her real estate career, she accepted the challenge of bringing on those properties that were near and dear to her heart. She has built a company on maintaining a high level of service and respect, with building relationships on trust and excellent communication. Meet the Team

Misty Berger Property Manager, Owner

Misty Berger, a native of Colorado, has been involved in Real Estate since 1983 and centered her career around the specialty of Property Management. Starting as a Resident Manager of an apartment community for a local Real Estate Company, Misty was able to rise to Employing Broker over that company within a few short years. Managing that company with over 500 properties was a great learning experience that allowed for the footsteps of opening her own company. Misty has a strong background in Property Management accounting, as well as a hands-on approach to managing properties. Misty spent a couple of years in the HOA management and accounting fields, making her knowledgeable in cooperating with HOA's and their various demands on property owners.

Misty is very active in the local chapter of NARPM (National Association of Residential Property Managers), holding her RMP (Residential Management Professional) and MPM (Master Property Manager) designations, and is always looking for ways to improve management skills and ways to bring the best value to each property in her portfolio. Misty is married, has two grown sons, a grandson who she enjoys spoiling, and a cat named Bella who all reside in Colorado Springs.

Colleen Tierney Property Manager Assistant

Collen Tierney grew up in Norborne, Missouri, and only recently relocated to beautiful Colorado Springs. She has four years’ experience in the real estate market, and her team was awarded #1 Real Estate Team in St. Joseph, MO in 2016. She attended the College of the Ozarks in Branson, MO, and lives her life with a positive mindset. She provides superior customer service to our clients, taking on the challenges of each day with zeal. When not providing office support, she enjoys anything outdoors—including hiking, fishing, boating—and can’t wait to explore the rest of Colorado.

Karen Santee Property Manager

Karen Santee, a Colorado native, spent many years all over the country and in Europe before finally returning to Colorado 16 years ago. She joined Advanced Realty Concepts 12 years ago and became a part of the A Cut Above team during the company merger in April of 2018. She is a current member of NARPM (National Association of Residential Property Managers), holds her RMP (Residential Management Professional) designation, and is President of the Colorado Springs Chapter of NARPM for 2020. She uses her property management knowledge to protect our owners’ investments and relishes the relationships she has built with her owners as well as the staff she works with. She enjoys camping, hiking, reading, SCUBA diving, shooting, and loves her dogs and chickens.

Betty Flathers Bookkeeper

Betty Flathers handles A Cut Above’s books with her team, taking care of the numbers with due diligence. She has over 30 years of experience in accounting, with over 5 years of experience in Property Management accounting. She received a BSBA degree from the University of Colorado at Colorado Springs and meticulously accounts for every dollar.

Samantha Santee Payroll & Accounting Assistant

Samantha Santee traveled the country and to Europe with her Army family before stopping in Colorado in 2003. She traveled more when she was done with school, returning to Colorado to join A Cut Above in June of 2019. She previously worked as a payroll processor for a large retail company. She assists with keeping accounts up-to-date and payroll and is a current member of NARPM (National Association of Residential Property Managers). She enjoys hiking and camping in the beautiful mountains, needlework, yarn crafts, video games, and manages to teach herself Japanese in her free time.
